Compliance Assets

Track elevators, boilers, sprinklers, and backflow devices and their due dates.

A building's compliance health is determined by the assets it contains. CompliCore tracks physical equipment as well as regulatory standards.

Asset Categories

CompliCore supports tracking for the most heavily regulated building components:

  • Elevators & Escalators
  • Boilers & Pressure Vessels
  • Sprinkler Systems
  • Backflow Preventers
  • BEPS (Building Energy Performance Standards)

Adding and Editing Assets

To add a new asset:

  1. Navigate to a Building's detail page and click Add Asset.
  2. Select the category.
  3. Provide the Serial Number and a Location Description (e.g., "Roof", "Basement Mech Room").
  4. (Optional) Set a Cost Basis if you want to track historical replacement costs.

BEPS Tracking (Energy Compliance)

Building Energy Performance Standards (BEPS) are tracked differently than physical equipment because they operate on multi-year regulatory cycles rather than simple annual inspections.

The BEPS Cycle Applicability CompliCore automatically determines which BEPS cycle your building falls under based on its Gross Floor Area (GFA) and owner type:

  • District-Owned: >= 10,000 sqft (Subject to all cycles).
  • Privately-Owned Cycle 1: >= 50,000 sqft (Starts 2021, evaluated 2026).
  • Privately-Owned Cycle 2: 25,000 – 49,999 sqft (Starts Jan 1, 2028).
  • Privately-Owned Cycle 3: 10,000 – 24,999 sqft (Starts Jan 1, 2034).

Alternative Compliance Penalties (ACP) Formulas If your building fails to meet its Target Score by the end of the evaluation cycle, CompliCore calculates your Alternative Compliance Penalty using the exact statutory formulas:

  1. Max Penalty: Calculated as $10.00 × GFA, strictly capped at $7,500,000.
  2. Progress Ratio: The engine measures how close you got to passing: (Points Achieved) / (Points Needed).
  3. Final Fine Exposure: The max penalty is reduced by your progress ratio: Max Penalty × (1 - Progress Ratio).

This fine exposure is automatically projected into your CapEx forecast for the evaluation year.

Next Due Dates

When you create an asset, you enter the date of its last successful inspection. CompliCore's engine takes that date, cross-references the asset category with local jurisdictional rules, and automatically calculates the exact date the next inspection is legally due.
